Project DescriptionIllinois State University is seeking statements of qualifications from architects and engineer to perform design services for exterior cladding upgrade and corrective work needed for the exterior of the Tri Tower Residence Hall Complex. This project does not include the one story dining center. The Tri Tower Complex consists of three 12 story residence hall buildings clad in precast concrete panels. This project will address replacement of joint material and sealing of the precast panels. These buildings underwent renovations, including modest exterior repairs, in excess of 10 years ago.
This proposed project is essential to extending the useful life of the facilities and maintaining a weather resistant building envelope. Coordination will be required to facilitate work and scheduled with appropriate ISU staff.
The scope of upgrade and corrective design work includes, but may not be limited to:
1.Engage an A/E firm to design an upgrade and/or repair solution for the pre-cast exterior envelope.
2.Provide design for the entire residence hall complex, including the dining center.
3.Prepare plans and specifications for improvements and upgrades.
4.Prepare a phasing plan as one tower will be done during the time between spring and fall semester in each of three consecutive years.
Design firms interested in submitting their qualifications should have demonstrated knowledge and experience with building envelope repair projects. No project costs have been established for this project at this time. The engineers and their consultants will be responsible for developing a complete project budget as their design progresses.

- Licensed to practice as an architect, landscape architect, or engineer in the State of Illinois.
- Registered and authorized to do business in the State of Illinois.
- Utilize an AutoCAD compatible system to provide documents.

Selection will be consistent with the Architectural, Engineering, and Land Surveying Qualifications Based Selection Act (30 ILCS 535/1).
