Northern Illinois University is seeking qualified architectural engineering design and planning firms to provide professional design and planning services for the Renovation of Holmes Student Center located at Lucinda Avenue and Normal Road on the Main Campus in DeKalb, Illinois. This project will integrate seamlessly with the recently completed Long Range Plan for Redevelopment, which included Facilities Programming, Concept Alternatives and Conceptual Design for renovation and adaptive re-use of the 300,000 square foot Student Center. The completed plan provides the framework for four phases of renovation work. The University is requesting full architectural engineering services which include: Schematic Design, Design Development, Construction Documents, Bidding and Contract Award, Construction Phase Services and Project Closeout. The University at its discretion may retain the selected consultant for one or more phases of renovation within Holmes Student Center.
This project will be administered by Northern Illinois University, DeKalb.

The selected architect/engineer must work within all existing and established University project requirements and protocol including digital imaging, electronic specifications, and AutoCad/BIM compatible computer aided drawing system.
Pre-Submittal Site Visit: An optional pre-submittal site visit will be available Wednesday, September 21, at the Holmes Student Center. This will provide interested firms an opportunity to briefly tour the building. The tour will be limited to approximately 35-40 minutes.

Only those firms which meet the following qualifications will be considered:
- Licensed to practice as an architect, landscape architect, or engineer in the State of Illinois.
- Pre-qualified with the State of Illinois Capital Development Board.
- Registered and authorized to do business in the State of Illinois.
- Utilize an AutoCAD compatible system to provide documents.
- There is a BEP goal for this procurement. See solicitation documentation for details.
Selection will be consistent with the Architectural, Engineering, and Land Surveying Qualifications Based Selection Act (30 ILCS 535/1).
This transaction is subject to the State Board of Elections registration and certification requirements of Public Act 095-0971.
