Project Description
This project involves modification to the existing concrete floor grading, including new excavation and concrete, concrete floor polishing, new extruded aluminum sliding marker board assembly, new draperies, new ceiling mounted suspended acoustic panels, refinishing of existing hardwood strip flooring, custom millwork, patching and painting of existing surfaces, and replacement of existing interior light fixtures.

The owner shall assign the contracts for Contract Division 5 to the Contract Division I (General Contractor) in accordance with Article 6.2 of the General Conditions. (Refer to Articles 6.2 and 15 of the General Conditions for requirements concerning assignments of contracts.)

Bid Document Sources
Bid documents have been prepared by LCM Architects, 819 S. Wabash Ave, Chicago, Illinois 60605, 312-913-1717, hereinafter referred to as the Professional Services Consultant. The bid documents may be obtained from the printer, Cushing and Color Chicago, 420 W. Huron, Chicago, Illinois 60610. (Phone 312-266-8228) by depositing a check in the amount of $100.00 for each set, payable to the University of Illinois.

Each bidder shall pre-qualify with the owner in accordance with the General Instructions to Bidders (Document 00200). The project-specific prequalification (Document 00250) deadline is 4:00 p.m. prevailing time on March 28, 2007.

All bidders shall be pre-qualified with the owner. New bidders that are not pre-qualified shall pre-qualify using the owner's web-based Contractor Annual Prequalification System (CAPS)-

The project will be administered using the owner's web-based project management system. PRZM was developed to maximize the potential of the Internet in allowing project team members to access and exchange project information. PRZM supports team collaboration in management and interaction, as well as team member empowerment on a multi-layer security system.
Minimum PRZM user requirements are as follows:
  • Personal Computer: Microprocessor speed of 100mhz or higher, 32Mb RAM, and a monitor capable of at least 800 x 600 pixel resolution.
  • Internet Browser: Microsoft Internet Explorer version 4.0 or higher is recommended.
  • E-mail: PRZM requires the user to have a valid e-mail account.
  • Software: At various stages of PRZM, users will be required to attach their documents to PRZM.
  • Computer-Aided Drawing (CAD) viewer
Pre-Bid Meeting
A pre-bid meeting will be held on site, in Lecture Center D, Room D2, 804 S. Halsted Street, Chicago Illinois, at 9:00 a.m. prevailing time on March 27, 2007. Representatives of the owner and the Professional Services Consultant will be present to answer questions regarding the project and bidding procedures. All prospective bidders are urged to attend.

Bid Opening
Immediately after the closing time for receiving bids, all proposals will be publicly opened, read, and tabulated at 1140 S. Paulina Street room 244 (electrical bids)/240 (general bids), Chicago, Illinois 60612. Noted errors, omissions and defects will be announced. Bids received after closing time will be returned unopened. The public opening and reading is for information only and is not construed as acceptance or rejection of any bid.

Bid Acceptance or Rejection
The owner reserves the right to reject any or all bids or any part thereof, to waive any informalities in the bidding, and to accept the bids deemed to be in the best interests of the owner after all bids have been examined and evaluated.

Statutory Requirements
The successful bidder will be required to comply with all laws, statutes, regulations, ordinances, rulings or enactments of any governmental authority that are applicable to the work or to the project. The successful bidder shall pay prevailing wages and shall utilize equal employment opportunity hiring practices in connection with this project.
