Project Description
Replace existing built up roofing with new fluid applied membrane roofing, on lower west and east theatre roofs. Remove and replace insulation to meet current energy codes, achieve slope to drain at lower west and east roofs. On the upper theatre roof rehabilitate the existing roofing using Tremco's Alphagrade system, except of areas by infrared scans to be wet. In these wet areas, replace the roofing system in its entirety, with new fluid applied membrane roofing. Upper roof flashings to be replaced. Provide new metal standing seam roofing over existing sloped batten seam metal roofs. At roof replaced areas, provide taller curbs under rooftop vents and hatches, accommodate thicker insulation, minimum 12" clearance. Repair exterior brick masonry walls at parapet height and at other locations shown. Install new sealant and backer rod in control joints. Provide new metal coping and parapet caps, consistent height at perimeter of all roof areas in scope. Provide new transition joints where bottom of standing seam metal roof meets triangular lower membrane roof. Remove skylights and curbs, fill in roof openings with metal deck, add insulation and reroof as indicated on plans and details. Disconnect and remove motorized blinds at the skylights. Replace water damaged suspended ceilings in the performance spaces and theatre entrance. Replace lighting fixtures in these ceilings. Remove existing and install new lightning protection system. Remove, salvage and reinstall exterior roof-mounted light fixtures. Replace existing fixed ladder from lower to upper roof to conform to current code requirements. Provide new fixed ladder at hatch above dock. Replace the hatch.

Representatives of the Owner and the Professional Services Consultant will be present to answer questions regarding the project and bidding procedures. All prospective bidders are urged to attend.
