Request for Professional Services Qualifications (QBS): Allen Hall Upgrade Electrical System Phase 2 & 3

Project Description
The Board of Trustees of the University of Illinois is seeking a professional services consultant team for the Allen Hall Upgrade Electrical System Phase 2 and 3. This project will include Schematic Design, Design Development, Construction Documents, Bid & Award, Construction Administration, and Warranty phases.

Allen Residence Hall was built in 1958 and is located at 1005 West Gregory Drive, Urbana, IL.

Phase 1 of this project installed new feed and 200A panels on each floor and was completed in the summer of 2016. This proposed $5.15 million project will install 329 new window air conditioners to improve the living experience. This project will also provide additional power outlets to support Building Services functions, including some outlets in the corridors. Existing power outlet replacements will incorporate USB ports. New conduit distribution will be enclosed in soffits.

The PSC, after review, will determine the modifications to the main electrical service to the building are sufficient. The AC units will need to allow the use of outside air and will have to be located in some sort of insulated panel to which the units can be sealed to minimize heat loss during winter months. The PSC to evaluate options for rooms TC controllability, fresh air supply, CO2 controls and energy code for new window A/C units. Unit projection on the exterior needs to be evaluated with regard to the masonry wall below and any ledges or projections of masonry. If ventilation requirements can't be met any other way, may have to consider sleeving the walls, and installing AC units through these sleeves.

New window A/C units will be purchased by Housing and installed making appropriate wall/window modifications. Housing will also procure the new sashes, to be made by the FandS Mill Shop per PSCs design.
