This RFP is for CONSTRUCTION MANAGER services.

Memorial Stadium, built in 1923, rich in historic significance, is in need of infrastructure upgrades on the east side of the stadium which include accessibility and amenity improvements as well as aesthetic updating of the finishes. A new football operations addition will also be constructed on the south end of the stadium to replace the existing ?horseshoe? seating. The Horseshoe built in 1929, is antiquated and has serious structural, deferred maintenance, and functional issues that require it to be renovated.

Recommendations for the changes for both the south and east sides of Memorial Stadium are made in a study by Sink Combs Dethlefs completed in 2015 along with the Campus Facility Audit identifying poor existing conditions as well as equipment deficiencies and the need for new systems. The new addition will address many of the needed facilities for the football team as well as provide new fan amenities and a football Hall of Fame. The improvements on the east side will address long standing deferred maintenance issues as well as improving the Great Hall to be similar to the west side of the stadium.

The total project shall include 243,749 square feet of newly constructed area and 73,698 square feet of the existing south and east grandstands will be demolished. The total net square footage added to the existing facility is 170,051 square feet. The projects schedule is very aggressive and will necessitate all team members? full commitment to the schedule. The Owner?s goal is to complete construction of the new south addition and grandstands for the 2019 football season. Completion of the entire project, including the east side improvements, is sought by the start of the football season 2020. The design team and Construction Manager will be contracted during the SD/DD phases to develop phasing plans that explore the feasibility of meeting the proposed construction milestones.

The improvements shall consider the recommendations of the recently completed Memorial Stadium-SE Addition & Renovations Conceptualization Report performed by Sink Combs Dethlefs (see attached).
