Project Description

The Board of Trustees of Northeastern Illinois University is seeking firms interested in providing Professional Architectural and Engineering Services for Roof and Exterior Wall Maintenance and Repair Projects on an as needed basis. Selections will be consistent with the Architectural, Engineering, and Land Surveying Qualifications Based Selection Act (QBS) (30 ILCS 535/1). There is no guarantee that work will be assigned under this QBS.

The professional services may consist of periodic inspection, evaluation, and prescriptive repairs for roofs and exterior walls for approximately 1.5 million square feet of buildings located at the Main Campus, 5500 N. St. Louis Ave.; Bernard Office Building, 5555 N. Bernard Street; Carruthers Center for Inner City Studies, 700 E. Oakwood Blvd.; El Centro, 3390 N. Avondale and 3410 N. Avondale, in Chicago, Illinois.

Services may include close-up condition inspections, evaluations, repair alternatives, cost estimating and recommendations. Services may also include preparation of technical specifications and detailed drawings for complete architectural rehabilitation and construction administration including performing site inspections to allocate repairs and monitor work. Inspection and reporting to the City of Chicago may also be required per the current City of Chicago Exterior Wall Ordinance, as applicable. For any NEIU projects, key personnel working on a project must be licensed in the State of Illinois.

This solicitation includes a 20% Business Enterprise Program (BEP) goal.

  • Licensed to practice as an architect, landscape architect, or engineer in the State of Illinois.
  • Pre-qualified with the State of Illinois Capital Development Board.
  • Registered and authorized to do business in the State of Illinois.
  • Utilize an AutoCAD compatible system to provide documents.
  • There is a BEP goal for this procurement. See solicitation documentation for details.
  • The contract(s) for this solicitation could exceed $50,000 annually.
Selection will be consistent with the Architectural, Engineering, and Land Surveying Qualifications Based Selection Act (30 ILCS 535/1).

This transaction is subject to the State Board of Elections registration and certification requirements of Public Act 095-0971.
