for architectural/engineering services for the Group Exercise Room, P.E. Complex.

Project Description
This project provides for the conversion of two existing 20 ft x 40 ft racquetball courts to space for group exercise and martial arts. It also involves the removal of an existing demising wall and construction of a 20 ft x 40 ft mezzanine level. Analysis of existing lighting and HVAC systems and design of required modifications is required. The estimated project cost is $100,000.

The scope of professional services consists of programming, program analysis, design, bid document prepration, bidding assistance, and construction administration. Related commissioning services are to be provided during appropriate phases. The contract will be awarded on an incremental basis by phase or phases. The initial contract will be awarded for program analysis and preliminary design phases only. This will include developing and organizing space requirements and performing functional and economic analysis. Services shall also include a final report for the selected solution, including supporting data, schematic plans, and a preliminary cost estimate.

Firms and their consultants should have experience in remodeling and constructing sports facilities, with a minimum of 3 projects valued at $250,000 each within the last six years. Firms should have experience with a student/learner centered approach to University plannning and be prepared to develop a commissioning program. The selection of design frims is not based on competitive bidding but rather on the firm's professional qualifications, experience, and the expertise of key personnel to be assigned to the project. Consideration is also given to the ability to complete the work in the time required, the firm's existing workload, extent of work that must be subcontracted, the proposed method of accomplishing the project objectives and past performance. Northeastern Illinois University strongly encourages MBE/FBE/PBE firms to apply for selection as the contracting A/E or to seek participation in working as a consultant with another firm.
