Project Description
The University of Illinois at Chicago is seeking a Professional Services Consultant (PSC) to perform an evaluation (close-up visual examination) to assess the exterior condition of the Neuropsychiatric Institute (NPI) building and prepare a condition report with recommendations for repair and a statement of probable costs. NPI was constructed in 1940-41 and consists of two towers that are each 11 stories tall. The assessment will include exterior masonry, windows and doors, and roofs. The PSC will be responsible for sub-contracting with a contractor to provide access to the building exterior in order to perform the evaluation. This will be a reimbursable expense to the PSC. The Conceptualization Phase will determine the scope of repair work and will confirm the construction budget for the project. After a successful Conceptualization Phase, and following the University of Illinois Board of Trustees approval, the Professional Services Consultant may be authorized to proceed with ensuing phase(s) of Design Development documents, Bid documents, Bid/Award, Construction Administration, and Warranty.
