Project Description
The Board of Trustees of the University of Illinois is seeking a professional services consultant team for the Library Roof and HVAC Replacement. This project will include Schematic Design, Design Development, Construction Documents, Bid & Award, Construction Administration, and Warranty phases.
The Main Library is located at 1408 East Gregory Drive, Urbana, Illinois. The Main Library is listed on the National Register of Historic Places.
This project is justified due to the deferred maintenance of roofing systems including leaking of dormer roofs and damage to plaster walls and lay-in ceilings from the associated water infiltration degradation and leaking at of low slope modified bitumen, BUR and EPDM roofs roof leaks into office areas that have damaged carpet and other finishes water infiltration at downspouts that has damaged finishes and an aging Air Handling Unit with associated exterior ductwork. The roofing issues are identified as regular maintenance item for the Universitys roofing crew. Current replacement scope includes several low slope roofs, a cement asbestos shingle roof located above the circulation desk, and dormer roofs many of which have recently received new windows or will receive new windows as part of this project. Roof-mounted duct work has been a source of ongoing leaks inside the building. The Main Library is a prominent building with high student use. Maintaining historic elements and the structure of the building is important for the longterm use of this important campus structure.
