First published Thursday, June 5, 2025
Project Description
The Board of Trustees of the University of Illinois is seeking a Professional Services Consultant (PSC) team for the Ikenberry Residence Hall #4 & Demo 0091, 0092 Project. This project will begin with the Conceptualization/Program Verification phase to better define the scope, schedule, and cost. Following the Conceptualization Phase the project will seek approval and a funding increase from the University of Illinois Board of Trustees. It is also the Universitys intent to utilize the same PSC for the remainder of the project for design, construction documents, bidding, construction administration, and warranty phase professional services for the project. In accordance with the campus master plan, the proposed location for the new building is at the northeast corner of 4th Street and Peabody Drive in Champaign, Illinois 61820.
The Project work will include the demolition of Taft Hall (building #0092) and Van Doren Hall (building #0091) at the project location. The new Residence Hall #4 will construct a new 160,000 GSF (approximate) new residence hall of 600-800 beds and integrated 300-seat dining hall, primarily for first-year students. This project will necessitate professional services including investigation/conceptualization, planning, design, development and administration of bid documents, construction oversight assistance, and demolition of Taft and Van Doren (TVD) Halls.
This project references a portion of the Ikenberry Commons Strategic Plan - 2022 (ICSP) update, but it will not include work at Flagg or Noble Halls. The project will undergo a Conceptualization Phase to help determine the final Program. It will include the demolition of Taft and Van Doren residence halls (approximately 82,912 GSF).
See attached for complete details.
