Project Description
The professional services may consist of periodic inspection, evaluation, and prescriptive repairs for roofs and exterior walls for approximately 1.5 million square feet of buildings located at the Main Campus,
5500 N. St. Louis Ave.
Bernard Office Building, 5555 N. Bernard Street
Carruthers Center for Inner City Studies, 700 E. Oakwood Blvd.
El Centro, 3390 N. Avondale and 3410 N. Avondale, in Chicago, Illinois.
Services include closeup condition inspections, evaluations, repair alternatives, cost estimating and recommendations. Services may also include preparation of technical specifications and detailed drawings for complete architectural rehabilitation and construction administration including performing site inspections to allocate repairs and monitor work. Inspection and reporting to the City of Chicago may also be required per the current City of Chicago Exterior Wall Ordinance, as applicable. For any NEIU projects, key personnel working on a project must be licensed professionals in the State of Illinois.
The University may select multiple Vendors from this request. Projects will be primarily funded, contracted and administered by NEIU, however, there may be projects funded and administered by the Capital Development Board (CDB). Vendors would contract directly with CDB. There is no guarantee of work to be assigned.

Only those firms which meet the following qualifications will be considered:
- Submitted 5 copies of their qualifications.
- Licensed to practice as an architect, landscape architect, or engineer in the State of Illinois.
- Pre-qualified with the State of Illinois Capital Development Board.
- Registered and authorized to do business in the State of Illinois.
- Utilize an AutoCAD compatible system to provide documents.
- There is a 30 percent BEP goal for this procurement. See solicitation documentation for details.
- There is a 3 percent Veteran-owned business goal for this procurement. See solicitation documentation for details.
- The contract(s) for this solicitation could exceed $50,000 annually.
Selection will be consistent with the Architectural, Engineering, and Land Surveying Qualifications Based Selection Act (30 ILCS 535/1).
This transaction is subject to the State Board of Elections registration and certification requirements of Public Act 095-0971.
